- The number of new listings are up 39% from last month but down 16% from last year.

- Average sold price compared to listing price is 97%, on par with last year.   

- When the percentage 'average to sold' is less than 100% the average home is selling for less than asking price. 

- When the percentage is at 100% or above, the average home is selling for the list price or over asking price.
